Environmental Site Assessments

Environmental Site Assessments (ESAs) are an important due diligence requirement for investors or developers buying industrial or commercial real estate.  A ESA is ordered and completed to research and document the current and historical uses of a property to assess if any prior uses have impacted the soil or groundwater beneath the property and could pose a threat to the environment and/or human health.  An ESA is performed to satisfy the requirements of the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA) innocent landowner defense.

A Phase 1 ESA  contains a review of the subject property and includes a chain of title review, examination of surrounding land use, review of historical and existing aerial photography and a search of agency records.  Additionally, a site inspection is performed as well as interviews with local personnel that may have relevant information about the project site.  ESAs should always be performed by an environmental professional (EP), so let EAMs staff of EPs assist you in your needs.
